Strategic Research:  Our team spends considerable time in conducting
research of economic and construction trends, tourism growth, consumer
confidence, and economic indicators in Vietnam.

Feasibility Study:  By conducting market research and financial analysis, we
identify the probable revenue and expenses of a proposed hospitality
development. This includes occupancy, average daily room rate, other
departmental revenue and expenses, fixed operating costs, construction and
development costs.  We also produce cash flows and projected returns
based on market and industry research.

Market Demand Study: We study the intended market to assess market and
product potential. This is a logical first step and is the basis for a full
feasibility study.

Market Position Study: We examine where an existing hotel or a planned
hotel is positioned in the market-place and its ability to capture the most
profitable demand. This allows us to examine the possibility of cost-
effectively reorienting the product and target marketing to maximize
profitability.

Impact Studies: Whilst a hotel may have a leading market position, the
addition of another like-branded product to that market can seriously erode
market share. By analyzing the potential incremental impact on exiting
hotels, these studies help both the owner and operator to determine
potential success.

Computer Assisted Design (CAD):  Many good architects or designers do
not have knowledge of hotel operations and this creates difficulties for the
operator.  The TCK team combines the skills of hotel operations,
architecture and construction at the start of the project, in the conceptual
layout and space planning stage, to ensure optimum use of space.

Long before operators are appointed, the TCK team reviews early sketches
and drawings to ensure operational requirements are met and where
necessary makes amendments to space programs and architecture.  We
attend project meetings to brief participants.

We use CAD programs to prepare specific layouts (front and back of the
house) that can be used by architects and interior designers.  As technology
and its performance are critical to the bottom line, we ensure that new
projects are designed with the most cost-effective equipment and systems.  
We work directly with architects and construction firms to achieve
construction savings and on time delivery of hospitality projects.

Facility Programming: Market studies are used to develop architectural
programs, which are the meat of facility and amenity development as well as
space planning and allocation. This in turn leads to increased profitability
and a saving on architectural fees.

Project Management:  Cost overruns are common in hospitality projects
and are mainly due to late change requests from the operator or the owner,
resulting in the construction company overcharging for variations.  We
ensure that optimum planning is done, prior to the issuance of construction
drawings.  When variations are requested, we ensure that the additional
costs provide either add productivity gains or enhancement of the facility, are
commensurate with the cost overrun.

Another cause of cost overrun is delay, which can arise from many causes,
from late submission of documents to slow payments to contractors.  As an
efficient project manager, we will effectively monitor the project and propose
preventative/curative actions.

Operations & Asset Management:  From assistance to owners who want to
manage their own operations to providing close supervision and oversight of
hotel/operations management companies, as the Owners Representative,
we bring considerable value to managing hospitality assets.  

Our role is to assure that your hotel's daily operating practices are being
effectively supervised, and that long-range and strategic planning issues are
being effectively addressed. This is a cost-effective service designed to
result in bigger bottom lines.

We can provide pre-opening assistance and marketing consultancy
(positioning, market trends, e-commerce, web site design, as well as
establishing specific sales targets and market segmentation).  We can also
step in directly as manage directly on a short or long term contract, usually
on a profit sharing basis.

We are able to evaluate the performance of existing operations for a fee,
through an operational analysis and provide recommendations and
implementation plans.  These include marketing and business plans,
development of procedure manuals, evaluation of management and staff,
systems review, budget review, productivity analysis and financial

Consultants, we are also able to represent any foreign company that
requires ‘in country facilities’ such as office address; own telephone/fax

Human Resource Development & Training:  The hotel business is all about
people, be they investors/clients, owners, guests, staff or suppliers.  Brick,
glass and marble do not make a great product, people skills are the ‘magic
ingredient’.

Our knowledge and experience in dealing with people comes from hands-
on development of our human resources, developing people to meet the
